Vacating Checklist

At Ray White Seven Hills, we understand that every tenant appreciates moving into a clean and well-maintained home. In the same spirit, we ask that you leave the property in comparable condition upon vacating, taking into account the original Entry Condition Report and allowances for fair wear and tear throughout your tenancy.

As part of our process, we will commence advertising the property for lease once your Notice to Vacate has been received. In accordance with the Residential Tenancy Agreement, tenants are required to provide reasonable access to allow prospective tenants to view the property, given appropriate notice.

To help ensure a smooth and stress-free vacate process—and to enable a swift bond refund—we highly recommend engaging our preferred professional contractors for cleaning, repairs, and maintenance. These trusted providers meet our standards and work in the best interest of all parties involved.

Below is a detailed checklist to guide you through the vacating process:

General Requirements

Please ensure the following are completed:

Insect screens removed and thoroughly washed
Windows, sills, and tracks vacuumed and cleaned
Doors, frames, and tracks wiped clean and left undamaged
Wall marks removed with appropriate cleaning products
Cobwebs removed from ceilings, corners, and walls
Light fittings cleaned and insect-free
Floors and skirting boards cleaned
Ceiling fans dusted (if applicable)
Mirrors, including wardrobe mirrors, cleaned
Exhaust fans cleaned throughout
Air vents dusted
Vertical blind cords secured and in working order
Inventory items accounted for (if applicable)
Air conditioner filters cleaned (if applicable)

Kitchen

Oven and grill thoroughly cleaned; drip trays degreased

Pest Control

If pets have resided at the property, professional flea treatment (internal and external) is mandatory. A copy of the pest control receipt must be submitted to our office.


Damage & Repairs

Any damage caused by neglect must be repaired at the tenant’s expense. Please address any such issues prior to vacating.


Final Reminders

  • Contact your utility provider to arrange a final electricity meter reading
  • Cancel landline, internet, and pay TV subscriptions
  • Redirect your mail with Australia Post
  • Rent must be paid in full up to and including the day the keys are returned
  • All keys, remotes, and access cards must be returned on the final day
  • Provide your forwarding address to our office
  • Complete and submit the Exit Condition Report (Form 14a)

Areas NOT Considered Fair Wear and Tear

  • Stains or damage to carpets
  • Wall marks or holes (including inside wardrobes)
  • Torn or damaged drapes
  • Dead insects in light fittings
  • Unclean window/door tracks
  • Chipped tiles

Relevant Tenancy Terms

Clause 37 – Condition of Premises: The property must be returned in a similar condition as at the beginning of tenancy, accounting for fair wear and tear.

Clause 38 – Keys: All keys and remotes must be returned on or before the vacate date.

Clause 39 – Forwarding Address: Must be provided to the lessor/agent when requested.

Clause 40 – Exit Condition Report: Must be completed and submitted as soon as practicable, ideally when returning keys.
